How do you coordinate painting works around residents in an occupied building?

We work closely with the Strata Manager to notify residents in advance of all works, provide staging plans that maintain access to key areas, and schedule noisy or disruptive work during agreed hours. We post daily work notices in common areas and provide a site contact number for residents to reach our project manager directly.

Do you provide condition reports for Strata Managers before quoting?

Yes. We provide a written condition report covering the current state of all surfaces included in the scope, along with photographic documentation. This report is a useful tool for Strata Managers presenting maintenance proposals to the Owners Corporation and helps ensure the scope of works is clearly understood before any approval is given.


What access methods do you use for high-rise apartment buildings?

We use elevated work platforms, and scaffolding depending on the height, scope, and geometry of the building. Full scaffolding is recommended for complete building repaints where large surface areas are involved.

Are you insured for large-scale strata painting projects?

Yes. Fresh Coat carries public liability insurance up to $20 million and workers compensation insurance. We provide copies of our insurance certificates to the Strata Manager or Owners Corporation as part of our pre-works compliance documentation, along with our SWMS and site safety plan.

Can you set up a long-term maintenance schedule for our building?

Yes. We offer long-term maintenance agreements for strata and body corporate clients that provide scheduled inspection visits, priority booking, and agreed rates for ongoing works. A proactive maintenance schedule helps Strata Managers plan expenditure, avoid emergency call-outs, and keep the building in consistently good condition.


How do you handle repainting in buildings with asbestos or lead paint?

Where asbestos-containing materials or lead paint are identified or suspected, we follow strict NSW SafeWork guidelines. This includes notifying the Strata Manager of the risk, obtaining any required testing results, and either referring specialist removal works before painting or encapsulating the affected surface using approved methods by licensed practitioners.
